Many houses in the Studio City flats are close to a century old. They were built with plaster walls, wood floors and modest foundations, and their wiring has often been patched by several owners. Some lots run street to alley, which can make an ADU or garage rebuild much simpler. Remodeling them well means finding what is worth saving, then upgrading the foundation, plumbing and electrical so the house lasts another hundred years.
South of Ventura the terrain changes fast. Fryman Canyon Estates, the Donas and Wrightwood Estates climb toward Mulholland on narrow, winding streets. Much of this hillside area is a Very High Fire Hazard Severity Zone, and the January 2025 hillside house fire on Sunswept Drive, which spread into nearby brush, reminded owners what that means. Hillside projects here need geology review, fire resistant construction and a plan for how materials and crews reach the site.
