Who We Are

Remodeling The San Fernando Valley, House By House

The San Fernando Valley grew up fast after World War II. Returning veterans bought tract homes by the thousands, and builders filled former orchards and ranch land with single story houses on wide, curving streets. Those homes still make up much of the Valley today. They have good lots and simple framing, but also small baths, closed kitchens and wiring sized for another century. Home remodeling in the San Fernando Valley usually starts with that gap between the house and the household.

Construction by Maya is a women led design build studio on Park Granada in Calabasas, at the west end of the Valley. We have built an ADU in Encino and a room addition in Lake Balboa, and we work in neighborhoods from Woodland Hills to North Hollywood. Our team designs the project, prepares the drawings, pulls permits from the right city and builds it, so you deal with one company from the first sketch to the final inspection.

  • Postwar ranch updates that open floor plans, enlarge baths and replace tired plumbing and electrical in 1950s and 1960s homes.
  • ADUs and additions that turn deep Valley backyards and detached garages into rental units, guest space or room to grow.
  • The right permit office whether your address falls under LADBS, Burbank, Glendale, San Fernando or Calabasas.

Why Valley Homeowners Call Maya

A ranch house in Reseda, a hillside home above Ventura Boulevard and a Spanish bungalow in Burbank need very different plans. We start from the house you actually own.

A Limited Project Load

We take on a small number of homes at a time, which keeps the owner and project manager close to your job.

Valley Conditions

Heat, Hills And Backyards In The Valley

The Valley runs hotter than the coast. Woodland Hills hit 121 degrees in September 2020, the highest official reading ever taken in Los Angeles County. That kind of heat shapes good design here: attic insulation, window glass, shaded patios and HVAC sized for long summer stretches matter as much as finishes. Hillside streets south of Ventura Boulevard in Sherman Oaks, Encino, Studio City and Tarzana add slope, access and fire zone rules on top of that.

The flats tell a different story. Deep lots in Reseda, Tarzana and the West Valley often have room for a detached ADU or a single story addition, and state ADU law has made backyard units a realistic option on many of them. City of Los Angeles neighborhoods permit through LADBS, while Burbank, Glendale, San Fernando and Calabasas run their own building departments with their own rules. We sort out which applies before you pay for drawings.

  • Heat smart design with insulation, shading and glass chosen for a climate that regularly passes 100 degrees.
  • Hillside and fire zone review covering slope, access, brush rules and hillside requirements before design starts.
  • Lot potential checked first so you know what an ADU or addition can realistically fit on your property.

Possibilities

What Your Valley Home Could Become

Many Valley houses have more potential than their owners realize. You might pull down the wall between a galley kitchen and the den, turn the detached garage into a rental unit, or add a primary suite across the back of a ranch house. Each of those projects starts with a careful look at the lot, the structure and the permit office that covers your street.

  • Open a closed ranch kitchen
  • Rebuild a dated hall bath
  • Add a backyard ADU
  • Convert the detached garage
  • Extend for a primary suite
  • Shade the backyard patio

FAQ

San Fernando Valley Remodeling Questions

The questions Valley homeowners raise most often before they commit to a remodel, addition or ADU.

Who issues building permits in the San Fernando Valley?

It depends on the address. Neighborhoods inside the City of Los Angeles, such as Encino, Reseda and North Hollywood, permit through LADBS. Burbank, Glendale, San Fernando and Calabasas are separate cities with their own building departments.

Is my Valley lot big enough for an ADU?

Many are, especially the deep lots common in the West Valley. Setbacks, utilities, slope and fire zone rules decide the final size, and we check those during the consultation.

Do hillside homes cost more to remodel?

Often, yes. Slope can bring engineering, grading review, limited access for deliveries and fire zone requirements. We flag those early so the budget reflects them.

What should I upgrade in a 1950s ranch house?

Start behind the walls. Original plumbing, small electrical panels, thin insulation and old ductwork are common, and replacing them during a remodel costs less than doing it later.

Which parts of the Valley do you cover?

We work throughout the region, including Woodland Hills, Encino, Tarzana, Sherman Oaks, Studio City, Reseda, North Hollywood and Calabasas, plus nearby communities.
