Based In The Valley
Our Calabasas office sits on the 101 corridor, so West Valley visits are quick and East Valley jobs are an easy drive.
Kitchens, baths, additions and ADUs for Valley ranch houses, hillside homes and prewar bungalows, designed and built by one team based in Calabasas.
The San Fernando Valley grew up fast after World War II. Returning veterans bought tract homes by the thousands, and builders filled former orchards and ranch land with single story houses on wide, curving streets. Those homes still make up much of the Valley today. They have good lots and simple framing, but also small baths, closed kitchens and wiring sized for another century. Home remodeling in the San Fernando Valley usually starts with that gap between the house and the household.
Construction by Maya is a women led design build studio on Park Granada in Calabasas, at the west end of the Valley. We have built an ADU in Encino and a room addition in Lake Balboa, and we work in neighborhoods from Woodland Hills to North Hollywood. Our team designs the project, prepares the drawings, pulls permits from the right city and builds it, so you deal with one company from the first sketch to the final inspection.
Every Valley house we touch has its own era, lot and climate to work with. These are the projects we design and build most often between the Santa Monica Mountains and the north Valley.
Closed postwar kitchens opened to the family room, with real ventilation and storage that copes with hot Valley summers.
Original pink and mint tile baths rebuilt with proper waterproofing, walk in showers and room for two at the vanity.
Detached ADUs, garage conversions and junior units that put big Valley backyards to work for family or rental income.
Primary suites, family room extensions and second stories framed to match a single story ranch roofline.
Full renovations that bring a 1950s or 1960s house up to date in layout, systems and energy use in one coordinated job.
Patio covers, shade structures and outdoor kitchens that keep a Valley backyard usable on a 105 degree afternoon.
A ranch house in Reseda, a hillside home above Ventura Boulevard and a Spanish bungalow in Burbank need very different plans. We start from the house you actually own.
Our Calabasas office sits on the 101 corridor, so West Valley visits are quick and East Valley jobs are an easy drive.
California general contractor license #1034501, with general liability and workers comp coverage on every project.
Design and construction share one small team, so the plan you sign off on is the plan our crew builds.
We know which jurisdiction covers your address and prepare drawings to the standards that office expects.
You get an itemized scope and a working schedule before demolition, so the budget conversation happens up front.
We take on a small number of homes at a time, which keeps the owner and project manager close to your job.
The Valley runs hotter than the coast. Woodland Hills hit 121 degrees in September 2020, the highest official reading ever taken in Los Angeles County. That kind of heat shapes good design here: attic insulation, window glass, shaded patios and HVAC sized for long summer stretches matter as much as finishes. Hillside streets south of Ventura Boulevard in Sherman Oaks, Encino, Studio City and Tarzana add slope, access and fire zone rules on top of that.
The flats tell a different story. Deep lots in Reseda, Tarzana and the West Valley often have room for a detached ADU or a single story addition, and state ADU law has made backyard units a realistic option on many of them. City of Los Angeles neighborhoods permit through LADBS, while Burbank, Glendale, San Fernando and Calabasas run their own building departments with their own rules. We sort out which applies before you pay for drawings.
Send us your address and a few photos. We will tell you which city reviews your permits, what your lot is likely to allow and where a realistic budget begins.

Five steps take you from a first conversation to a finished home. You see the scope, the schedule and the numbers before anything is torn out.
We come to your Valley home, look at the house, the lot and the attic, and listen to what is not working for you.
Our designers draw the layout and help you choose finishes that suit the era of the house and your budget.
We coordinate engineers, prepare plans for LADBS or your city's building department and confirm the final scope.
A project manager runs the site, keeps it clean and sends you regular updates while each trade does its part.
We close out the permit, walk the finished work with you and finish every item on the punch list.
Many Valley houses have more potential than their owners realize. You might pull down the wall between a galley kitchen and the den, turn the detached garage into a rental unit, or add a primary suite across the back of a ranch house. Each of those projects starts with a careful look at the lot, the structure and the permit office that covers your street.

It depends on the address. Neighborhoods inside the City of Los Angeles, such as Encino, Reseda and North Hollywood, permit through LADBS. Burbank, Glendale, San Fernando and Calabasas are separate cities with their own building departments.
Many are, especially the deep lots common in the West Valley. Setbacks, utilities, slope and fire zone rules decide the final size, and we check those during the consultation.
Often, yes. Slope can bring engineering, grading review, limited access for deliveries and fire zone requirements. We flag those early so the budget reflects them.
Start behind the walls. Original plumbing, small electrical panels, thin insulation and old ductwork are common, and replacing them during a remodel costs less than doing it later.
We work throughout the region, including Woodland Hills, Encino, Tarzana, Sherman Oaks, Studio City, Reseda, North Hollywood and Calabasas, plus nearby communities.
Let's build something beautiful together. Book a free consultation at your home or by video, and tell us what you want your Valley house to do better.
We keep our project load small on purpose, so you work directly with the people designing and building your home, from the first visit to the last inspection.
